The catch is honest and in the listing: it's a "rare blank canvas", meaning it needs doing. Guide runs £375k–£425k, so budget for both the overage and the work. If the renovation appeals, this is the best value on the list.

Half as much space again as anything else at this price — £444/sq ft, well below every other option and below the 1-bed's £620. Period building, large windows, a hundred metres from the station. The 89-year lease is the whole story: just under the 80-year cliff edge is where extension costs jump, and you'd want to extend within a few years rather than let it drift. Get an extension quote before offering and knock it off the price.
Forest Hill · Winkworth Forest Hill
A private garden with an upper-floor flat is genuinely unusual, and the agent knows it — they call it out in the listing. Share of freehold, chain free, and reduced on 8 August, which suggests some give on the price. At 663 sq ft it's mid-sized for the money. Ask what the lease says about the garden: exclusive-use rights on an upper flat are sometimes less watertight than the photos imply.

Ground floor, own rear garden, two proper double bedrooms and an integrated kitchen — the straightforward version of what you're after, in ready-to-move condition. Reduced on 6 July. No period detailing mentioned and the lease isn't published, which at £631/sq ft you'd want answered on the first call.

The safest paperwork on the list. A 998-year underlying lease, zero ground rent, Band B council tax — nothing here will trouble a lender or a solicitor. What you give up is the private garden (communal only) and the walk to the station. Ground floor, chain free.
Forest Hill · 0.1 mi to station · Pedder
The most characterful cheap option — large sash windows, ground-floor period conversion, own slice of the rear garden, a hundred metres from Forest Hill station. Two caveats. It's "offers in excess of £350,000", so the real number is higher. And the underlying lease is 86 years: you hold a share of the freehold, which makes extending straightforward and cheap, but don't let it slide under 80.
Brownhill Road SE6 is £350,000 for 760 sq ft — £461/sq ft, two bathrooms, two private gardens, 111-year lease. It's the best value either list has turned up, and the instinct that it's a different kind of buy is right: 2012-built rather than period, and Hither Green is 0.6 miles away rather than Forest Hill being 0.1.
You said you'd rather stay in Forest Hill and Brockley. The good news is you don't have to trade away the value to do it — two SE23 flats beat Brownhill Road on price per square foot, and one of them beats it on running costs by nearly a thousand pounds a year.
Forest Hill · Pedder Forest Hill
This is Brownhill Road but in Forest Hill, bigger, and cheaper to run. 112 more square feet, the same two bathrooms with one en suite, split-level, newly refurbished with new double glazing and a combi boiler — and a service charge of £777 a year against Brownhill's £1,750. That gap alone is £9,700 over a decade. What you give up is the private garden: this has off-street parking instead. If outdoor space isn't the priority, this is the better buy of the two by a clear margin.
Forest Hill / Catford borders · Blythe Hill Fields on the doorstep · Robinson Jackson
The cheapest square footage on either list at £428, and share of freehold rather than a lease with a clock on it. Be clear-eyed about the location though: the SE23 postcode flatters it, and the nearest stations are Catford and Catford Bridge — so it's the same trade Brownhill Road asks you to make, just with better paperwork. Second floor, communal garden only.
Honor Oak Park station nearby · Dexters Honor Oak
Two bathrooms arranged over two floors, newly refurbished, and the best-connected of this trio — Honor Oak Park runs straight into London Bridge and onto the Overground. The floor area isn't published, which is the one thing you need before comparing it properly to the two above. Ask first, view second.
One thing to check on Brownhill Road itself before you go further. It's a 2012 build with £250 a year ground rent. Flats from that era frequently carry review clauses that double the ground rent every 10 or 15 years, or escalate it with RPI — the practice that became a national scandal and left owners unable to sell or remortgage. Newer leases are peppercorn by law, but that reform didn't rewrite existing ones. Ask the agent for the ground rent review clause in writing. If it doubles, walk away; if it's fixed at £250, the flat is exactly as good as it looks.
Telegraph Hill Conservation Area · three stations walkable · Winkworth New Cross
Telegraph Hill is the nicest street setting on this list and Canary Wharf is three stops with one change at Canada Water. But it's 533 sq ft — the smallest here — at £750/sq ft, and the guide runs to £450,000. You're paying for the postcode, and at your ceiling that's a lot of money for not much floor.
Walk to Brockley and Crofton Park · Marsh & Parsons
Split-level Victorian conversion, two stations on foot, reduced in June and chain free. Neither the floor area nor the outdoor space is published, which is a lot of unknowns at the top of your budget — but the lease is clean and Brockley holds value well.
Forest Hill · Blythe Hill Fields and One Tree Hill nearby · Dexters
Both a private garden and a private balcony at £375,000 is the most outdoor space per pound here. The 89-year lease on a straight leasehold — no share of freehold to make extension easy — is the reason it's cheap. Price in an extension before you decide.

At £650k the lease was a detail. At £400k it's the price. Three of the nine above sit at 86–89 years, and that is not a coincidence — it is exactly why they are affordable. Below 80 years you owe marriage value on any extension, the premium climbs steeply as the term shortens, and a chunk of lenders get awkward. An 89-year lease gives you a few years of grace, not indefinite comfort.
Share of freehold changes the maths completely. Devonshire Road's underlying lease is 86 years, but you'd hold a share of the freehold — so extending is a formality between leaseholders at legal cost, not a premium negotiation with a landlord. Brockley View at 89 years is straight leasehold, which is a genuinely different and more expensive proposition. Same headline number, very different exposure.
Get an extension quote before you offer on any of the sub-90 ones. A surveyor's estimate costs a few hundred pounds and gives you a number to negotiate off the asking price. Sellers of short-lease flats expect this.
Wiverton Road, Sydenham — £425,000. Still on the list from last time, still a ground-floor Victorian with a private west-facing garden, still 59 years left. It will keep looking like the best-value thing you've seen. It isn't.
