Wiverton Road, Sydenham — £425,000. Ground-floor Victorian with a private west-facing garden, and it looks like a bargain. It has 59 years left on the lease. Under 80 years you owe marriage value on any extension, most lenders get difficult, and the extension premium on a flat at this price would run well into five figures. The low asking price is the lease, not a deal.
