The most expensive area you've looked at, and it shows

Herne Hill is £717–£831 per square foot. That is a different market from everywhere else in this search — more expensive than Peckham, roughly double South Norwood. At £500,000 you are buying 600 to 670 square feet, which is less space than the one-bedroom flat in Forest Hill that started all this and a hundred thousand pounds more.

What you get for it is real, though. Brockwell Park, an actual village centre with a proper high street, Herne Hill station running Thameslink to Blackfriars, Farringdon and St Pancras, and Brixton and the Victoria line a fifteen-minute walk away. Three of the four flats below are two minutes from a station. It is the best-connected and most established area on any of these lists, and people pay the premium knowingly.

Private gardens are plentiful here — unlike Streatham Hill, most of the ground-floor Victorian conversions have their own. The constraint isn't outdoor space, it's floor area.

First-floor Victorian conversion with a large traditional bay and a white feature fireplace, recently renovated, and it has a private paved terrace and garden with established shrub borders. 593 sq ft at £717/sq ft is the cheapest per foot in SE24 — which tells you how expensive the area is, since it would be the priciest thing on the West Norwood list. The number that ends the search

£500,000 in Herne Hill buys 667 square feet. £400,000 in South Norwood buys 1,045. Same brief, same must-haves, both with a private garden and share of freehold. You would spend a hundred thousand pounds more for four hundred fewer square feet. That is the entire eight-search exercise in one line.

Which does not make Herne Hill wrong. Brockwell Park, a real high street, Thameslink into the City in twelve minutes, the Victoria line walkable. Hinton Road has three stations inside a seventeen-minute walk. Nobody buying in SE24 is confused about the price — they are buying the area, and it is a genuinely lovely one that has held its value through every downturn since the nineties. If you will use Brockwell Park every weekend and the commute matters daily, that is a defensible way to spend a hundred thousand pounds.

What you cannot do is have both. Eight areas in, the trade-off is fully mapped and it is monotonic: every step towards a better-connected, more established address costs you roughly a hundred and fifty pounds per square foot. There is no undiscovered pocket left where the brief is met cheaply — South Norwood was that pocket, and the reason it's cheap is the reason you hesitated.

So the remaining question isn't a search question. It's whether you'd rather have a thousand square feet and a sixty-foot garden in a place you're unsure about, or six hundred and sixty in a place you already know you like. Go and stand in both on a Saturday. That's the only input still missing.

Watch for

Almost no lease information is published in SE24. Three of the four flats above show tenure as "ask agent" — which in a market this expensive is the most important unanswered question on the page. A short lease behind a £500,000 asking price is a far bigger problem than one behind £350,000. Ask before viewing, not after.

Guide prices and "offers over" on three of four. Deronda Road guides to £550,000, Hinton Road is offers over £500,000, Norwood Road is offers in excess of £425,000. Add roughly 8–10% to each before comparing them with the fixed-price listings on your other lists.
