South Norwood is where your brief actually gets met. Every previous list forced a trade — garden or size, long lease or price, period or value. SE25 has multiple ground-floor period conversions with share of freehold and private gardens and proper square footage, at £375,000–£400,000. The top entry below is 1,045 sq ft with a 60 ft garden.
The reason is straightforward: it's further out and it's Croydon. Norwood Junction runs to London Bridge and Victoria and sits on the Overground to Highbury & Islington, so the commute is fine — but the area doesn't carry the Forest Hill or Peckham premium, and prices show it. Whether that trade appeals is the question this list actually asks you.
West Norwood SE27 and Crystal Palace SE19 sit in between — better regarded, decent stock, but £500–£700 per square foot, which puts them alongside what you were already seeing rather than ahead of it.

The best value anything on any of these four lists. £383/sq ft — a hundred and fifty pounds a square foot below Forest Hill's best, and it is not a small flat compensating with a big number. A thousand square feet, ground floor, share of freehold, sixty feet of private garden and a cellar on top. Reduced on 20 July. It is "offers in excess of £400,000" so expect to go over, and it is meaningfully further out than anything else you've looked at — but on the criteria you set, nothing else competes.
Norwood Junction and Selhurst, both direct to London Bridge and Victoria · Stirling Ackroyd
The most characterful flat in the whole search. High ceilings, elegant coving, original oak flooring, cast iron radiators and large sash windows — this is the period conversion you described wanting when we started, and it comes with both a private garden and a balcony. 761 sq ft at £493/sq ft. Edwardian, share of freehold, and there is nothing in Forest Hill at this price with this much intact period detail.
Norwood Junction and Selhurst close by · Purplebricks
Ground-floor period maisonette, share of freehold with the lease running to 2173 — a hundred and forty-seven years, so the lease is a non-issue for your lifetime. Large private garden, double glazing, contemporary shower room, Band B council tax. The floor area isn't published, which is the gap; ask before viewing.
Crystal Palace · Pedder Crystal Palace
The cheapest flat to own that I've found anywhere. Zero service charge and fifteen pounds a year ground rent — against £1,750 on Brownhill Road and £1,810 on St. Mary's Road in Peckham. Over ten years that difference alone is worth roughly £17,000. Add a 189-year lease, Band B council tax, 778 sq ft, a private terrace and a rear garden, newly refurbished with a contemporary kitchen. In the nicest of the three Norwoods. If Woodside Green is the value play, this is the low-risk one.
Crystal Palace / Upper Norwood
Decent size for the money at £528/sq ft, top floor, Crystal Palace. Everything else — lease, tenure, outdoor space, service charge — is unpublished, so it's a phone call rather than a shortlist entry until you know more.
West Norwood and Tulse Hill · Pedder West Norwood
The lease looks alarming and isn't. 88 years today, but it extends to 999 on completion — that's written into the sale, so you're buying a millennium lease with a share of the freehold. The building has just had significant works including the roof, which is the expensive thing you'd otherwise inherit. 651 sq ft at £576/sq ft is West Norwood's going rate, and outdoor space is unconfirmed.
West Norwood
Split-level Victorian conversion, chain free, shared rather than private garden. Sound but unremarkable — included because it's one of the few genuine period conversions in SE27 at this price.

You can have the brief, or you can have the postcode. Four lists in, the pattern is clear: garden, size, long lease and period character all together, at £400,000, exist in South Norwood and Crystal Palace and essentially nowhere else you've looked. Forest Hill gives you two of the four. Peckham gives you one and charges you for the privilege.
Go and stand at Norwood Junction before you decide anything. The trains are genuinely good — London Bridge, Victoria, and the Overground north to Highbury & Islington. But South Norwood is Croydon, not Zone 3 inner south east, and the high street is a different proposition from Honor Oak Park or Rye Lane. That is the thing the spreadsheet can't tell you, and it is the only question left.
If you want one viewing, make it Queen Mary Road. Woodside Green is better value on paper, but Crystal Palace is the easier area to love, £0 service charge and a 189-year lease remove almost every ownership risk, and 778 sq ft with a terrace and a garden already beats everything you shortlisted at £650,000 on running costs.
