It is openly described as a renovation project, so budget properly for that — but you are buying space and a clean lease at a price that doesn't otherwise exist in Sydenham. The one that actually meets the brief. A private detached garden and a private balcony, 790 square feet, a twenty-foot reception/dining room, stripped wooden flooring and a feature fireplace — and ten pounds a year in ground rent. Four stations walkable. At £506/sq ft it is well under everything you looked at in Herne Hill or Streatham Hill. The 91-year lease is straight leasehold rather than share of freehold, so get an extension quote and take it off the offer.

The best-presented flat on the page and the cheapest to run. Ground-floor period maisonette, beautifully finished with high ceilings, bespoke fitted wardrobes and a striking green kitchen, private hard-landscaped rear garden, Band B council tax, chain free — and the lease has already been extended, which removes the problem hanging over most of this list. The floor area isn't published, and at £400,000 that is the one number standing between this and the top spot.

Recently renovated period conversion with high ceilings and large windows, contemporary kitchen with new appliances, all on one level. 618 sq ft at £607/sq ft is fair rather than cheap for Sydenham. The lease is listed as "TBC — ask agent", which on a £375,000 flat is not a detail you leave until the second viewing.

Lawrie Park Gardens is a genuine addition to your top tier. Private garden and private balcony, 790 sq ft, £10 ground rent, four stations on foot, £506/sq ft. Only Woodside Green, Selhurst Road and Queen Mary Road beat it on value while also meeting the brief — and unlike all three of those, it is in an area you already know and like. The 91-year lease is the price of admission; quote it and negotiate.
Collingtree Road is the value play if you have appetite for work. £401/sq ft with a brand new 125-year lease and a new roof is the sort of number that doesn't appear in Sydenham. A renovation on 936 sq ft is a serious project and the outdoor space is unconfirmed — but if you were ever going to take one on, a flat where the lease and the roof are already sorted is the right one.
And Oaksford Avenue is the one to view first anyway, because it's finished, extended, chain free and Band B. Ask for the square footage on the phone; if it comes back near 700, it's the best all-round flat in Sydenham at this price.
Sydenham Avenue — £400,000, share of freehold, 959-year lease. On tenure alone it looks like the safest thing here. It is 569 sq ft with a £2,796 annual service charge. That's £703 per square foot to buy and £4.91 per square foot per year to hold — the worst running cost per square foot of anything across all nine searches, on the smallest flat in Sydenham. A perfect lease on a small expensive flat is still a small expensive flat.
Compare directly: Lawrie Park Gardens is 221 sq ft bigger, has a private garden and balcony instead of communal grounds, and costs £1,596 a year less to run. Same price.
