Share of freehold is the norm here, not the exception

The striking thing about Sydenham is the tenure. Five of the six candidates below hold a share of the freehold — that ratio hasn't appeared in any other area you've searched. Sydenham's Victorian villas were mostly converted into two or three flats rather than four or five, and small blocks are the ones where leaseholders actually buy the freehold together. It means the lease question, which has dominated every other list, largely goes away here.

Prices sit at £691–£767 per square foot at the top end, which is Herne Hill territory rather than Forest Hill — but the entries at £450,000 are unpriced by floor area, and several of those look like better value than the headline figures suggest. Sydenham is one Overground stop from Forest Hill and shares the same line into Canada Water and Shoreditch.

And the gardens are genuinely private. Four of these six have their own, one with a fully equipped garden office already built.

The most complete flat in Sydenham, and the garden office is not a small thing. A separate, fully equipped work space in the garden is worth several thousand pounds to build and it means the second bedroom stays a bedroom. 724 sq ft, Victorian, renovated throughout with a wide bay and bespoke shutters, private garden with flagstone terrace, zero ground rent. The 94-year lease reads badly but you hold a share of the freehold — extending is a formality at legal cost, not a premium negotiation. Guide runs to £525,000.

Beautifully done — Victorian conversion, high ceilings, bay window with shutters, private south-facing garden, 988-year lease and no service charge. Two problems. At 619 sq ft it is £767 per square foot, the highest in Sydenham and above Hinton Road in Herne Hill. And the £650 annual ground rent alongside a share of the freehold is odd — on a share-of-freehold flat the ground rent is normally peppercorn or nil, because you are effectively paying yourself. Ask the agent to explain that specific figure before going further; it may be a lease that hasn't been tidied up, or it may be something else.

Where Sydenham sits

It is the tenure story, not the price story. Sydenham won't beat South Norwood on pounds per square foot and doesn't try to. What it offers instead is that five of six candidates come with a share of the freehold — so the lease anxiety that has run through every one of these lists simply isn't a factor. That is worth more than it looks on a spreadsheet, because a short lease is the one problem that gets more expensive the longer you leave it.

Byne Road is the flat to see. 724 sq ft, share of freehold, no ground rent, private garden, and a garden office already built and equipped. At £691/sq ft it is the cheapest of everything above £600 per foot, and it is a stop from Forest Hill on the line you already know. The 94-year lease is a paper problem, not a real one, given the freehold share.

And Kirkdale deserves a phone call before you rank anything. Own front door, own driveway, own garden, share of freehold, £450,000, minutes from the station. If the floor area comes back at 750 sq ft or more, it moves straight to the top of this page — and possibly of every page.

Two things to ask about

Knighton Park Road's £650 ground rent. On a flat with a share of the freehold and a 988-year lease, a ground rent that size makes no obvious sense — normally it would be a peppercorn. It could be a lease nobody has bothered to vary, or it could indicate the freehold share doesn't cover what you'd assume. Either way it's £650 a year and it needs explaining before anything else about the flat matters.

Four of the six don't publish a floor area. That has been a running problem, but it bites harder here because Sydenham's asking prices bunch at £450,000 and £475,000 regardless of size. Without square footage you cannot tell a good buy from a bad one, and two of these are almost certainly one or the other.
