The catch is the guide runs to £425,000 and the service charge is £1,376, so the real cost is above the headline on both counts.
West Norwood and Tulse Hill · Pedder West Norwood
Don't be put off by the 88 years. The lease extends to 999 on completion — it's written into the sale — so you're buying a millennium term with a share of the freehold, which is stronger paperwork than almost anything on these lists. The building has just had significant works including the roof, which is the expensive item you'd otherwise inherit two years in. 651 sq ft at £576/sq ft. Outdoor space is unconfirmed, so ask.

Best size-per-pound in West Norwood at £543/sq ft, in an early Victorian converted house with a handsome facade. The garden is shared rather than yours, and the lease length isn't published — which at £400,000 is the first question, not the last.

Second-floor Victorian conversion, clean lease, no ground rent, service charge on an as-and-when basis. But read the listing carefully: it admits restricted head height in parts of the accommodation, which is what a top-floor conversion under the eaves means in practice. At £647/sq ft on a 618 sq ft flat with a guide running to £425,000, you're paying a full price for a compromised layout. Worth seeing in person before forming a view — but see it before you fall for the photographs.

The West Dulwich edge, and a nicer address than SE27 proper — three stations on foot and central London in about forty minutes. Share of freehold with 957 years. But the £2,700 service charge is the second-highest figure across all six lists, and it buys you a communal garden and a bike store. On 605 sq ft that is £4.46 per square foot per year in charges alone. The lease is excellent; the running costs are not.

There are now four flats that meet your brief in full, and they are all worth a viewing: Woodside Green and Selhurst Road in South Norwood, Queen Mary Road in Crystal Palace, and Auckland Hill here in West Norwood. Every other candidate across six searches trades something away.
Auckland Hill is the compromise candidate, in the good sense. It costs £169 per square foot more than Woodside Green, and you're buying a better-regarded area and a direct line to both London Bridge and Victoria with that money. If South Norwood put you off when you looked at it, this is what the next rung up costs — and it is a much smaller step than Streatham Hill or Peckham asked for.
Six searches is enough. You have covered Forest Hill, Brockley, Peckham, the Norwoods, Streatham Hill and West Norwood, and the answer has stopped changing. The next useful thing isn't another postcode — it's booking three viewings and finding out how the areas actually feel on a Saturday morning.
