What £425,000 actually changed

It found the best flat in West Norwood. St. Julians Farm Road has a share of the freehold, 835 square feet, a private patio garden and a cellar, at £509 per square foot. Across both SE27 searches nothing else combines all four, and it sits comfortably inside your top tier alongside Woodside Green, Selhurst Road, Queen Mary Road and Lawrie Park Gardens.

The lesson is about guide prices, not about West Norwood. Two of the flats you were looking at last time were listed at £400,000 with guides to £425,000 — which means you were never a real bidder. Moving your stated ceiling to £425,000 didn't just add new stock, it made the existing shortlist honest.

Six of your top seven now cluster between £493 and £552 per square foot. That is the market's actual price for a two-bed with private outdoor space and a workable lease in this part of south London. Woodside Green at £383 remains the outlier, and the reason it's an outlier is South Norwood.

Rommany Road publishes nothing. No floor area, no lease length, no tenure, no council tax band — on a £425,000 flat with professional photographs and Crittall doors. That combination is worth noticing. It may be entirely fine, but find out what the lease says before you spend a Saturday morning on it.

"Offers in excess of" on St. Julians Farm Road and Elmcourt Road. Both are marketed above £425,000 in practice. Ask each agent directly what the seller will accept — at this level a straight question usually gets a straight answer, and it saves you bidding blind against a number nobody has told you.
