What the extra £100,000 actually buys in SE27 — and where it doesn't. Checked 15 Aug 2026.

The extra £100,000 buys gardens, not square feet

Raising the ceiling by 25% does not get you a 25% bigger flat here. The £400k–£500k band in SE27 is almost entirely two-bedroom ground-floor Victorian conversions of a similar size to what you were already seeing — 640 to 740 sq ft. What changes is that private gardens become the norm rather than the exception: five of the six listings in this band have one, against a single listing below £400,000.

Two of them are genuinely better flats, and one is significantly worse value than what you already had. Read the £/sq ft column before the price — at this level the spread runs from £510 to £779, and the top of that range is not justified by anything visible in the listing.

The more interesting news is what £500,000 opens up outside two-bed flats: a 932 sq ft three-bed in a Victorian mansion block at £475,000, and a three-bed period maisonette with a private garden in West Dulwich at £500,000. If the second bedroom was a minimum rather than a target, those change the shape of the search.

The ones worth the money

The best flat in this band, and it's the cheapest of the three good ones. A 47-foot private garden laid to lawn with patio and decking, wooden French doors onto it, contemporary kitchen, ground floor, chain free, and reduced in May. The running costs are the standout: £750 a year all-in including ground rent, and Band B council tax — less than half what Auckland Hill charges. The 89-year lease is the one thing to deal with; get an extension quote and take it off the price.

Ask before you view.

Two hundred more square feet and a third bedroom for £10,000 less than the two-bed above it. £510/sq ft is the best value in this whole band by a wide margin. Mansion-block flats carry higher service charges than converted houses as a rule, so that is the number to get first — but a third bedroom is an office, a guest room, or a lodger paying part of the mortgage. Worth a call even if you were set on a two-bed.

Is the extra £100,000 worth spending?

In West Norwood specifically: yes, but only about half of it. Thurlestone Road at £475,000 gets you a 47-foot private garden and £750 a year in total charges — against Auckland Hill at £400,000 with 46 feet of garden and £1,376 in charges. You're paying £75,000 more for slightly better running costs and a marginally better flat. That's a real improvement, but it is not a step change, and the 89-year lease pulls some of it back.

The £500,000 flats do not beat Woodside Green. Nothing in this band comes close to 1,045 sq ft with a 60-foot garden and share of freehold at £400,000. If value is what you're optimising for, raising the budget in SE27 is the wrong move — going to South Norwood at £400,000 is the right one.

Where the extra money genuinely changes something is the third bedroom. St. Martins Court at £475,000 gives you 932 sq ft and three bedrooms, and Clive Road gives you a three-bed period maisonette with a private garden in West Dulwich. Neither was available to you at £400,000. If the plan involves a study, a child, or a lodger, that is what the extra hundred thousand actually buys — not a nicer two-bed.

Don't pay this

Ullswater Road, offers in excess of £500,000. A lovely turn-key Victorian garden flat with a cellar, private rear garden and direct kitchen access — and it is 642 sq ft. That's £779 per square foot, the highest figure across all seven searches, and £227 per square foot more than Auckland Hill four streets away. Note also that a different flat on this same road was listed at £400,000 for 618 sq ft. Twenty-four square feet apart, a hundred thousand pounds apart. Condition explains some of that. It does not explain all of it.
